首付款资助最高至4000美元的贷款项目

2023年5月1日美国房产贷款规程新调整!美国买房首付比例越高,利率越高?

5/1/23开始,常规房贷(CONVENTIONAL LOAN)开始实行新规则。在旧的贷款条例里,基本上是首付比例越高,相应的拿到的利率也会越低。首付20%后,就不需要贷款保险(Mortgage Insurance),因此首付20% 一直是我们华人贷款者的标配。新规则有如下调整(以自住房为例): 在首付5%-20%之间,首付5%,10%的利率会稍微低于首付15%,20%的利率,在首付20%以下这一档里,首付越高利率微高。            当首付超过25%,还是首付越高利率越低。 旧版里信用分高于740分就会拿到相对最优惠的利率。新版里信用分780以上可以拿到更为优惠的利率,信用分680-740和旧版比会利率相对稍微升高,信用分680分以下会得到相应稍微利率优惠。             当然还是信用分越高利率越低。             Credit Score Band for Pricing Adjustment Old Rule New Rule <620 ≤ 639 620-639 640-659 640-659 660 – 679 660 – 679 680 – 699 680 – 699 700 – …
